Beta Reader Needed: Retail Leasing Book (~31,000 words) — Industry Experience Required

I'm looking for a beta reader for a nonfiction book on retail leasing — specifically landlord-side retail leasing for shopping centers (not office, not industrial, not tenant rep).

The book may be called called "Retail Leasing Blueprint: How to Build an Asset Instead of a Job" and is written for agents with 0-5 years of experience working B and C shopping centers. It covers everything from building databases and broker relationships to market analysis, prospecting, leases, and long-term career strategy.

This is not a copyediting or proofreading job. I'm not looking for grammar corrections. I need someone who can read this book through the lens of someone who has actually worked in retail leasing and tell me:

WHAT I NEED FROM YOU

1. Content accuracy — Does the advice hold up? Is anything wrong, outdated, or misleading? Are there situations where the guidance wouldn't apply or could get someone in trouble?

2. Completeness — Is anything important missing? Are there topics a newer agent would need that aren't covered? Are there significant gaps where you thought "but what about...?"

3. Readability and engagement — Did it hold your attention? Were there sections where you zoned out, got confused, or wanted to skip ahead? Would you have gotten something useful from this book when you were starting out (or now)?

4. Overall reaction — Would you recommend this to a colleague/new agent? Does it feel like it was written by someone who actually knows the business?

DELIVERABLE

A written report (doesn't need to be formal — bullet points are fine) covering the four areas above. I'd also welcome margin notes or comments directly in the manuscript if you prefer that format. Expect to spend 6-10 hours total (reading + writing feedback).

TIMELINE: 2-3 weeks from manuscript delivery to completed feedback.

IDEAL CANDIDATE

- Has experience in retail leasing — either currently working in the field or has 3+ years of past experience. Landlord-side experience with shopping centers is ideal, but tenant rep or brokerage experience is also valuable.

- Located in the Western U.S. or Midwest — I'm specifically looking for perspectives outside the East Coast market.

- Willing to sign a standard NDA — This is an unpublished manuscript. I'll provide a simple confidentiality agreement before sharing the full manuscript.

- Comfortable giving honest, direct feedback — I don't need encouragement. I need someone who will tell me what doesn't hold up.

NICE TO HAVE (NOT REQUIRED)

- Experience with B and C centers (not just Class A or malls)
